Mott-Smith Laniloa is a luxury high-rise condominium project in central Honolulu. The design solution achieves architectural excellence, as well as economic viability through maximization of allowable floor area. The 31-story tower, above a three-story parking structure, contains 426 units of varying types and sizes.

The 75,000 square feet of recreational facilities include a pool, Jacuzzi, tennis courts, a putting green, a pavilion with kitchen/barbecue/party facilities, game areas, potting area, and a children’s play area with wading pool. The structural system utilizes reinforced concrete floor slabs, and bearing walls and columns throughout. This provides maximum sound insulation and privacy for each individual unit.
